Investing in Dubai property from anywhere, with Nick Hyland

About me

From London to Dubai, and back again.

I first lived in Dubai in 2014 and have spent more than ten years in property since. In that time I have worked for developers and property management companies across the UK and the Middle East, overseen more than 650 off plan transactions worth hundreds of millions of pounds, and helped thousands of investors buy. Along the way I have built a network of more than 32,000 investors around the world.

I know the rules that protect you in Dubai, and I only put forward developments from developers I am comfortable with. Most people come to me with the same questions: is my money safe, what does it really cost, and how is it different from buying at home? I answer those first, in plain English, before anyone looks at a floor plan.

Who I help

Investors who want Dubai explained properly.

Most of the people I work with are buying their first or second property overseas. Some are experienced landlords looking for a market with no tax on rent, interest free payment plans and real growth. Some have never bought outside their own country. Either way, the questions are the same, and that is where I come in.

Landlords leaving a slower market

You own buy to let at home, the rules and the tax keep tightening and the growth has gone. You want somewhere the numbers still work.

First time overseas buyers

You like what you hear about Dubai but you do not know the process, the rules or who to trust. You want someone to walk you through it.

Investors building a portfolio

You know what you want and you need the right developer, the right building, access to launches and someone to manage it afterwards.

Buyers who may move to Dubai

You want a home that lets well now and that you could live in later, with a route to residency if you want it.

What I offer

The full service, from first call to final sale.

Finding the property is one part of it. My team and I look after everything around it, so you can invest from anywhere in the world without it becoming a second job.

Why Dubai

Dubai at a glance

One of the fastest growing cities in the world, with the numbers to back it up.

+19.8%

Capital growth in 2025

Residential values rose 19.8% in 2025, with a record £187 billion (AED 917 billion) of property sold.

6 to 9%

Gross rental yields

Typical gross yields on apartments in 2025, against 2.5 to 4% in prime London. Rent is paid up front, in one to four cheques.

0%

Tax in Dubai

No income tax on rent, no capital gains tax and no annual property tax. One flat 4% purchase fee, with no surcharge for a second property.

4.8m

Residents, and rising

Up from 2 million in 2011, with a target of 5.8 million by 2040. Every new arrival needs somewhere to live.

Freehold

Yours outright

Foreign buyers own freehold in their own name, with no lease running down. Holiday lets are permitted across almost every freehold building.

Interest free

Payment plans

Buy off plan in stages with no lender, no interest and no credit check. UAE banks also lend to overseas buyers, typically 50 to 60% of the price.

10 years

Residency through property

Buy to live, to let, or both. Property from £408,000 (AED 2 million) qualifies for the 10 year Golden Visa, with shorter visas at lower values.

19.6m

Visitors a year

International visitors in 2025, which is what keeps holiday lets full and gives short let owners a second income route.

Questions

The questions I am asked most

All 20 Questions
Can I really own property in Dubai?

Yes. Foreign nationals own freehold in the designated areas, in their own name, with no residency and no local partner.

Do I need to travel to Dubai?

No. Everything is done with a passport copy, digital signatures and bank transfers. Many of my investors visit for the first time at handover.

What is the minimum I need?

Entry level apartments start at around £127,000 (AED 620,000). On a payment plan, roughly £20,000 to £30,000 covers the deposit and the 4% fee.

Is there interest on a payment plan?

No. There is no lender, no interest and no credit check. You pay the agreed price in stages, directly into the project's escrow account.

Will I pay tax at home?

It depends where you are tax resident. Dubai charges nothing on rent or gains, but many countries tax their residents on worldwide income. I can introduce specialists who cover your country.

What if the developer is late, or fails?

Delays do happen, which is why I start with government backed and rated developers. Your payments sit in escrow, and RERA has powers to step in, including returning escrow funds to buyers.

Off plan or completed?

Off plan means a lower entry cost, a payment plan and the newest stock, but no rent until handover. Completed means income from day one and easier mortgages, paid for in full.

How long does off plan take?

Typically two to three years from launch, sometimes less if you buy part way through the build. I send progress updates throughout.

Tell me what you want to achieve. I will tell you what fits.
